NEW PRMITTED DEVELOPMENT RIGHTS ALLOWS FOR THE CONVERSION OF FARM BUILDINGS
 

New permitted development rights (PDR) allow the conversion of unused buildings into homes, shops, cafés, sports facilities and a variety of other commercial uses, without the need for a planning application.

THE GOVERNMENTS LONG TERM PLANS ?
 

The proposals form part of the government's Long-term Plan for Housing, announced last July. According to government figures, just 5,000 homes have been delivered on farming land since April 2014 and the proposals intend to increase both the number homes and the number of job opportunities.

FARMS & THE FACTS OF THE MATTER

Furthermore, farms may now expand the number and size of buildings on site, again without the need for a planning application: the size limit for new farm buildings erected under agricultural development PD rights on farms over 5 hectares has increased by 500sqm to 1500sqm, and for farms under 5 hectares by 250sqm to 1250sqm. The volume allowance for extensions may also increase to 25% (from 20%) without the need for prior approval.

PLANNING STATEMENTS

Planning statements are a fundamental and vitally important part of every planning application. Sphion architecture provide planning statements, design and access statements, and heritage statements, to support your application. While planning permission can never be guaranteed, a strong supporting statement accompanying your planning drawings will give you the best chance of securing planning permission.

There are many types of planning application, each suited to the particular circumstances of each project, and all  applications are assessed differently.

At Sphion architecture our consultants can identify, prepare and submit the application type that will give you the best chance of securing planning approval for your project. We work with chartered town planners that can also support you with your planning applications.

LISTED BUILDINGS AND CONSERVATION

In the United Kingdom it is a criminal offence to carry out any works to a listed building without first securing listed building consent and, in many cases, planning permission too. This is because listed buildings are often located within conservation areas. These areas are much more likely to have had permitted development rights removed, meaning planning applications can be much more difficult to get approved. With this in mind, at Sphion architecture we provide expert guidance and support to navigate the intricate process of securing the necessary permissions for alterations or developments involving listed buildings.

DESIGN VARIATIONS AFTER APPROVAL

With planning permission already granted for your development, it is important to note that your local authority have approved the exact design that was submitted. Any further changes to the design can only be made following further approval, additional consents will likely be required for any proposed changes to the original approved design.  It is important to note that, building something that does not match the approved design can risk retrospective planning issues or  you may receive an enforcement notice.
